RECORDER OF DEEDS

All documents relating to real estate, notary public bonds and commissions, UCC's and military discharges are made available in the Recorder of Deeds Office with copies and certified copies also available.

The Clearfield County Recorder of Deeds Office is pleased to offer computer access to its official records database.  Two different products are available. Pick whichever one suits your needs. The Landex Remote software is a very comprehensive search tool for the frequent searcher. Search criteria is identical to the software in the Courthouse. To subscribe, please visit the Landex Remote website at www.landex.com/remote. The Landex Webstore software is a basic search tool for the infrequent searcher. Searches may be performed across multiple counties at the same time. Searches may be limited or expanded based on county, instrument type, and municipality. Basic information will be retrieved. RECORDING INFORMATION

All recording fees and applicable realty transfer taxes must be paid at the time of recording;  making checks payable to the "Recorder of Deeds".

The law requires a Statement of Value when:

1. The full value/consideration is not set forth in the deed.

2. The deed is without value/consideration or by gift.

3. A tax exemption is claimed.

4. Real estate is sold at a tax claim or sheriff's sale

5. If given by Will through an Estate

The Statement of Value must be filed in duplicate, signed and dated.

A Statement of Value is not required when the transfer is totally exempt from tax based on:

1. Family relationship (grandparent, parent, child, brother or sister)

Please note –" step" relationships are not exempt from tax

 

The acknowledgement should not predate the document date.

All deeds must have a UPI stamp from the Assessment Office

All deeds must have a signed certificate of address for the Grantee.

All deeds must indicate the municipality and County where the property is located.

Re-recorded or corrective documents must clearly state the reason for re-recording and must have a new acknowledgement.

Documents presented for recording with property in more than one municipality or school district must clearly state in the documents, the proportional share (by percentage in each municipality) as to the division of the local realty transfer taxes.

Multiple documents constituting one transaction must be clearly numbered as to the proper order in which they are to be filed.

All foreign language documents must include a written English translation to be recorded along with the original document.

All documents, presented for recording, must be accompanied by a self-addressed stamped envelope, large enough to accommodate the document, in order for us to return it.

The original mortgage or a copy is required to accompany a Satisfaction Piece for recording.

No blanket assignments, releases, satisfactions or similar documents will be accepted.

Where no fee is specified, the fee will be determined by the Recorder of Deeds.

The acknowledgement must include the following:  COUNTY, STATE, DATE, PERSON/CORPORATE OFFICERS APPEARING, NOTARY SIGNATURE, NOTARY SEAL AND NOTARY EXPIRATION DATE.  If any of the above are missing, the acknowledgement will be considered defective.
